SOLD: Meador Residence by Sim Bruce Richards

SOLD: Meador Residence by Sim Bruce Richards

Nestled amidst 137 acres of native vegetation, wildlife, seasonal streams and a pond, are 4 acres of Merlot grapes (some vines are 40+ years old) and miles of hiking trails. The splendor of the Meador Family Ranch showcases how they lived and hosted guests. Key to the enjoyment of this wide open expanse, is a unique home by architect Sim Bruce Richards. The home marks the historical transition away from serving as a cattle ranch to a family horse property. While the house serves as a contemplative home base, only a short walk away the owners crafted a stone meditation chapel to complete their engagement with land as a place of serenity and magical family gatherings. Serviced by a deep, reliable well, the property is also in the Ramona Water District. Additionally, there are three more sites on the land serviced by water, electricity, and septic. Consider your family's future legacy at Meador Ranch. Close to the San Vicente reservoir, the Meador family property borders the Boulder Oaks County Preserve, part of the Multiple Species Conservation Program, which preserves San Diego's native habitats and wildlife. Thanks to this border, the neighboring land will reportedly never be developed. This Preserve hosts coast live oak woodland, open Engelmann oak woodland, southern mixed chaparral, scrub oak chaparral, southern willow scrub and freshwater marsh. Additionally, seasonal pools, vernal pools and an array of animal species (including deer, turkeys, quail, and rabbits) flourish. The Boulder Oaks Preserve is not open to the public.

SOLD: The Rosser Residence by William Rosser

SOLD: The Rosser Residence by William Rosser

Architect William Frederick Rosser’s 1963 personal residence at 2468 Presidio Drive in Mission Hills was first published in the San Diego Union on November 3, 1963. By 1965 the architect had sold it to Mr. & Mrs. Durrell Williams.
Rosser deemed his design “Mediterranean modern” as “an adaptation of the feeling of this classic type of design, modified in today’s needs.” Borrowing from the “classic styles” Rosser approached his own home, in Kensington, in a similar fashion. The San Diego Union highlighted this in the article: “Glamour in design is achieved by borrowing classic lines of Mediterranean Villa, modified to modern needs in this dramatic home.”
Rosser was a member of the San Diego Chapter of the AIA between 1956-1968 during the time he produced several private homes and various commercial designs including – with Selden Kennedy and Lloyd Ruocco - the downtown Civic Theater.

SOLD: Patio Princess by Irving Wasserman
3 Bed | 2 Bath | $600,000
SOLD: Patio Princess by Irving Wasserman

Following the success of his Rex Estates Unit 1 development, in 1960, in College Grove (with homes on Amber Place, Cedral Place and Jaynia Place), Irving Y. Wasserman designed and developed Rex Estates Unit 2 in Lemon Grove (in 1961). Wasserman hired Fred L. Crang, AIBD as the draftsman for the homes.
Wasserman’s Rex Estate models featured interior patios, stone fireplaces, and concrete block walls and the most popular model was the Patio Princess. For the ‘famous Patio Princess’, Wasserman presented “yesterday’s concept of the Old Spanish Villa wrought new by today’s leading builders” to home buyers in 1961-62. For $21,875 you could buy a home that ‘surrounds the patio’. Fourteen were built along Cinderella Way and Cinderella Place.
2510 Cinderella Way is an example of Model #203 (1962) with other similar homes of this type can be found nearby at 2560 Cinderella Way and at 6825 Amber Place.
Built in 1962 as Rex Estates Unit No.2 this 3-bedroom, two-bathroom home of 1,501 square feet resides on Lot 45 of the development on a 6,800 square-foot lot.

SOLD: Electri-Living Home by C.J. Paderewski
3 Bed | 2 Bath | $1,175,000
SOLD: Electri-Living Home by C.J. Paderewski

San Diego’s ‘Electri-Living Home for Tomorrow’ by Paderewski, Mitchell & Dean Architects, is for sale. 5752 Calvin Way is a 3-bedroom, 2-bathroom home of 1,821 square feet on a 10,500 square foot lot near Del Cerro's unique cluster of retail shopping, services and freeway access.
Akin to Arts & Architecture's Case Study House program, and the Association of Concrete Industries’ Horizon Homes, Electri-Living Homes were the result of Westinghouse and General Electric partnering with local architects and developers to design and build 12 model homes across the country. These homes served as platforms for introducing the public to the latest electrical technologies and appliances from dimmer switches and thermostats to cooktops and indoor/outdoor lighting.
Electri-Living homes were held open to the public for weeks following completion so partnering vendors could leverage their roles in making the future come alive. Each of 12 houses were given a budget of $18,000 and three guidelines: to satisfy the emotional and special needs of an average young couple with two to four children; to accommodate the full electrical load of household appliances on the market with allowances for additional equipment in the future; and to be adaptable to the ‘builder house market’.
The “exciting modern design…fully equipped with the latest modern power devices and appliances” was the result of partners San Diego Gas & Electric Company, Walter Broderick & Associates (Interiors), General Electric (providing a complete built-in kitchen), Living for Young Homemakers Magazine, and University Heating & Air Conditioning Co. “The builders have gone beyond the push-button stage in creating this house because so much of the equipment is fully automatic, requiring little or no attention. All of the accessories contribute to the ease of modern living.”
Built by local builders Jackson & Scott, thousands of visitors were expected in the opening days of the Del Cerro demonstration house.

SOLD: Pierce Spec House by Philip M. Pierce
1 Bed | 2 Bath | $850,000
SOLD: Pierce Spec House by Philip M. Pierce

Originally one of two twin homes that resided next to one another on Fairview Avenue, the Philip M. Pierce Spec House I (1948) now stands as the only remaining example of developer Pierce’s original intent.
Drawn by draftsman C.R. Hughes and built by building contractor C. Ferlazzo, the Pierce House and its northern neighbor (8177 Fairview Avenue) were likely designed as spec homes as the San Diego Union (1950) connected both Pierce and Ferlazzo to Pierce’s development firm at 7955 La Mesa Blvd. 8185’s first owner, H.M. Steidley, purchased from Pierce and the rest is history.
This 2-bedroom, 1-bathroom home of 938 square feet, feels much larger, thanks to an abundance of glass connecting the interior with the landscape. Siting of the home is mid-slope so as to engage the views to the east of the village of La Mesa and hills beyond, as well as the bedrooms engaging with the backyard replete with an abundance of native plantings requiring no irrigation.
Approaching the home from the street, the original 2-car garage is how most visitors view the home – but once they look skyward and see how the wood and glass single-story home is perched above and filtered by plants and trees, they are in awe of how it magically appears and disappears from view. With patios off the front and back of the house, the connections with the outdoors for dining, hosting and quietude are all within the owner’s reach.

SOLD: Church House by Reuben C. Haas
4 Bed | 4 Bath | $1,208,000
SOLD: Church House by Reuben C. Haas

The Mr. & Mrs. Walter Church Residence (1938-41) by builder, Reuben C. Haas was reportedly built months after Haas built the Campbell House in Point Loma by architect Frank L. Hope from plans that were “three years in the making”.
Referred to as “Ranch Life, Modern Style” when it was first published in the San Diego Union (on November 23, 1941 only days prior to the attack on Pearl Harbor), “One of the most modern residences in San Diego” was originally set atop 20 acres of “orange groves, corrals and stables”.
Located at 8463 Golden Avenue, in the Golden Grove neighborhood of Lemon Grove, the Church Residence is a 3,605 square foot, 4-bedroom, 4-bathroom 2-story home. Resting atop a 14,300 square foot lot, this low-water landscape predominantly comprised of succulents and mature plantings, features a 2-car garage and a detached RV parking structure.
Purchased in 2006, the sellers have prepared the home for its next owner through a number of significant home improvements including: new exterior paint (2022), new furnace and ducts with gas heating and central air conditioning; recent complete kitchen remodel: professional landscape design including new walls and the installation of exterior hot tub; recent torch-down roof and roof/deck; as well as upgrades to bathrooms, windows, flooring and cabinetry throughout. Noteworthy also, is the recent RV parking structure with waste dump, and electric service.
From its hilltop location, The Church Residence offers unparalleled sunrise and sunset views, as well as panoramic views from the roof deck. The elegant contours of its streamline modern design, a number of original interior and exterior finishes (including recessed lighting and period wood and glass detailing) this authentic estate is ready for its next steward.
While not currently protected by Historic Designation or Mills Act (the latter for tax savings), the home is a likely candidate for both through San Diego County. Reuben C. Haas's building career spanned 30 years from the mid-1920s through the mid-1950s and across San Diego County. Of his many projects, at least five houses built by Haas have been historically designated in San Diego.
The Church estate offers unrivaled space and aesthetics for entertaining, hosting, and working from home. Abundant storage options include a bomb shelter, walk-in safe, as well as an expansive standing-height crawlspace. Enjoy breezes throughout each day hosted by Lemon Grove’s “best climate on earth”.

Henry Hester designed an apartment building for Col. Irving Salomon and his wife Cecile who for decades occupied the building' penthouse. Widely published era photographs by Julius Shulman and local AIA chapter and press accolades brought much-deserved attention to the four-story plan of private units. 3 Bed | 3.5 Bath | $2,600,000
SOLD: Keller House II by Lloyd Ruocco

Following his 1944 home for James Don Keller, architect Lloyd Ruocco designed another home for his client following his marriage to new wife Rita. Sited to engage views of downtown where Keller worked until 1970 as San Diego County District Attorney, the Keller Residence has only hosted four owners since its 1947 construction.
According to The District Attorney’s Office: A Brief History by Gayle Falkenthal, “James Don Keller was elected on a “reform” ticket. Keller was known as a very modest, straight-arrow personality not given to any frivolous moments. This meant no more drinking during the day by D.A. staff. Knocking back a martini (or three) during the lunch hour was perfectly routine behavior. Keller would have none of this, which was considered terribly strict. Keller and his senior staff were responsible for the modern structure of the D.A.’s office.”
With amazing views of the harbor, airport, Point Loma and the Coronado Islands, the Keller Residence is breathtaking. This 3-bedroom, 3.5-bathroom, two-story home of 3,300 square feet was completed in 1948 - making it among the earliest, truly modern homes built following the conclusion of World War II.
Remodeled a number of years ago, by a local architect/owner, the home features a number of contemporary finishes and landscaping touches. Historically designated, with Mills Act tax-savings conveying to the next owner, Keller retains much of its vintage/original wonder.

SOLD: Richards House III by Sim Bruce Richards

In 1948, 1952 and 1957, architect Sim Bruce Richards (1908-1983) designed three residences for his family in Point Loma. For his third home for his wife and children, Richards leveraged his unique palette of materials (cedar, mahogany and glass), siting of the home on the lot, one-of-a-kind fireplace designs, as well as a flowing floorplan. In the case of Richards Residence #3 the children’s wing hosts three bedrooms radiating off a communal area where homework and activities brought their children together – away from the privacy of their own space. Recently purchased from the Richards family following Janet’s passing (in January, 2017), Keith and Jessica York are the 2nd owners of Richards Residence III. The home hosts a very unique collection of Post-War art, craft and design by San Diegans.

SOLD: Bobertz House by Craig Ellwood

Between March-August 1953, the Bobertz’s hired Craig Ellwood to build
them a home for, what then was a vacant lot at, 5503 Dorothy Drive.
Gerry Bobertz would later recall that Ellwood, who was primarily
designing homes in the Los Angeles area, was essentially selling them
plans. They would oversee construction on their own. During this time,
the Bobertz Residence would be detailed by Ellwood’s first employee
Ernie Jacks. “We never were told that anyone else worked on our plans.
Craig gave us the impression he did them,” Gerry would later recall.

SOLD: Easton House by Irving Gill
3 Bed | 4 Bath | $1,310,000
SOLD: Easton House by Irving Gill

First time on the market since 1962, architect Irving J. Gill’s Banker’s Hill residence for George Easton (1908) is a truly rare example of the birth of modern residential architecture. With its Prairie Style eaves the Easton House exemplifies a transition to the architect’s purest forms. The house includes a number of Gill interior and exterior details that will engage the passions of its next owner.
First referenced in The Builder and Contractor* in 1908, the George D. Easton house was later noted in Esther McCoy’s text Irving Gill 1870-1936 a catalog for a 1958 exhibition/partnership between Art Center La Jolla and the Los Angeles County Museum. More recently, Thomas Hines acknowledged this project in his book Irving Gill and the Architecture of Reform: A Study in Modernist Architectural Culture.
With recent exhibitions at San Diego History Center and La Jolla Historical Society, the interest in Gill’s work continues to grow. In fact, the Easton House was noted on the walking tour ‘Transitioning to Modern in Uptown’ adjacent to the Irving J. Gill Foundation’s Irving J. Gill: Transitioning to Modern symposium in April 2018.
Consider that Viennese architect Adolf Loos and Gill’s mentor Louis Sullivan were among the very few that believed, as Gill did, that stripping a building of its ornament was key to reaching a purity. In his 1892 essay Ornament in Architecture, Sullivan wrote “…a building, quite devoid of ornament, may convey a noble and dignified sentiment by virtue of mass and proportion…I should say that it would be greatly for our aesthetic good if we should refrain entirely from the use of ornament for a period of years, in order that our thought might concentrate acutely upon the production of buildings well-formed and comely in the nude…”
*In The Builder and Contractor (July 24, 1908 issue), under the column “San Diego Building Permits”, we found the following: “Residence, 8 rooms, 2nd and Upas sts; George D. Easton, 2330 1st st; owner Irving J Gill architect, W J Kirkwood 1554 Fifth st, bldr”

SOLD: Clitsome House by Lloyd Ruocco
2 Bed | 1 Bath | $650,000
SOLD: Clitsome House by Lloyd Ruocco

This stunning example of International Style architecture, designed by Lloyd Ruocco, is a rarity beyond compare. Believed to be the architect’s first fully realized project, The Clitsome Residence (1938) helped to initiate a multi-decade career that spawned San Diego’s modernist heritage. Ruocco designed both the home and landscape, planting several of the original trees and shrubs himself, many of which remain today. Designing over 100 projects throughout the region, Ruocco’s work paved the way for architects, artists and designers for many years to come. This home showcases some of the tools Lloyd Ruocco would return to for years to come including flat roofs, exposed wood interiors while still reflecting on the Los Angeles work by world-renowned architects Rudolf Schindler and Richard Neutra of the period. Enjoy an expansive view to the east as well as the outdoors from every room through plentiful expanses of glass.

Architect Dick Lareau, in collaboration with building contractor T. A. Bignell, built The Pan-Pacific House on spec to show off during the annual ‘Parade of Homes’ event in 1958. These new homes were celebrated with open-house tours and publicity featuring new appliances, as well as new design ideas and materials. Not only was the Pan Pacific House a Parade of Homes entry but it was among four homes qualified for designation as ‘Medallion Homes’ because of their ‘advanced electrical facilities.’ The Pan-Pacific House was deemed ‘a somewhat unusual concept of outdoor-indoor living’ by The San Diego Union as decks and landscaping by (landscape architect) Roy Seifert blend seamlessly with interior spaces and from every angle of the home.

SOLD: Beers House by Lloyd Ruocco
4 Bed | 4 Bath | $885,000
SOLD: Beers House by Lloyd Ruocco

The Beers Residence by San Diego architect Lloyd Ruocco has only sold once since Mr. and Mrs. Will Beers purchased plans from the architect and built much of it with their own hands and the help of Mr. Beers' father who was a professional carpenter. In 1954, the Beers family hired Ruocco again to design an annex for washing facilities, a carport and two bedrooms & a bath for their children (in 1960). Engaged with its surroundings via walls of glass, more so akin to the works of RM Schindler than other Ruocco homes, this garden pavillion, is comprised of four bedrooms, four bathrooms and a unique indoor-outdoor connection between the living spaces. The Beers Residence is a rarity these days - a pristine example of post-War architecture saved from the clutches of remodelers, flippers, and careless owners, this two-owner home is in museum-quality condition. In 2000, architect Leonard Veitzer, a student of Ruocco, designed a 3rd building for the Beers' daughter in keeping with the modern style of the original. All three buildings are separate yet connected via outdoor stairs/courtyards. This unique family home expresses the architect and client’s mastery of post-war modernism open to San Diego’s moderate climate, bringing the outside in and making the most of spectacular canyon side views. Mostly glass and redwood, this garden pavilion has stood the test of time serving a family well on this quiet cul de sac.
