The historically designated Johann Residence, by architect Lloyd Ruocco, in vintage/original condition offers an abundance of indoor and outdoor space and fantastic views to the south. Set amidst 0.6 acres of macadamia nut trees and other fantastic mature plantings, this home still retains a number of its original features including modular livingroom walls and abundant built-ins, as well as natural light through walls of glass. Since its last sale, the sellers have added a significant solar array and converted the basement to a 1-bedroom, 1-bathroom apartment with its own entrance.

SOLD: Pierce Spec House by Philip M. Pierce
SOLD: Pierce Spec House by Philip M. Pierce

Originally one of two twin homes that resided next to one another on Fairview Avenue, the Philip M. Pierce Spec House I (1948) now stands as the only remaining example of developer Pierce’s original intent.
Drawn by draftsman C.R. Hughes and built by building contractor C. Ferlazzo, the Pierce House and its northern neighbor (8177 Fairview Avenue) were likely designed as spec homes as the San Diego Union (1950) connected both Pierce and Ferlazzo to Pierce’s development firm at 7955 La Mesa Blvd. 8185’s first owner, H.M. Steidley, purchased from Pierce and the rest is history.
This 2-bedroom, 1-bathroom home of 938 square feet, feels much larger, thanks to an abundance of glass connecting the interior with the landscape. Siting of the home is mid-slope so as to engage the views to the east of the village of La Mesa and hills beyond, as well as the bedrooms engaging with the backyard replete with an abundance of native plantings requiring no irrigation.
Approaching the home from the street, the original 2-car garage is how most visitors view the home – but once they look skyward and see how the wood and glass single-story home is perched above and filtered by plants and trees, they are in awe of how it magically appears and disappears from view. With patios off the front and back of the house, the connections with the outdoors for dining, hosting and quietude are all within the owner’s reach.

At the time of hiring their architect, the original commissioning clients “…asked three important things for their house to be…" The 3-Wishes House was published by The Building Forum, Good Housekeeping Magazine circa 1942. Devoted readers of the magazine could send away for an information packet with photos of the Mt. Helix-built example. When it arrived in the mail, the packet offered, “This sketch-plan is a preliminary guide for home study and discussion with your architect…detailed working drawings should be prepared to conform with local building codes and meet the special requirements of your individual site… For more information concerning blueprints write directly to the architect… Lloyd Ruocco 3603 Fifth Avenue San Diego.” These images by photographer John Durant were originally published in San Diego Home/Garden Magazine in June 2005.

SOLD: Ruja House by James Bernard
SOLD: Ruja House by James Bernard
Mr. Ruja taught at San Diego State College and knew Ilse Ruocco. When Ruja approached either Ilse or Lloyd Ruocco, he was referred (possibly due to budget) to James Bernard who worked out of the Design Center. The house was completed in 1957. Rose Ruja died in 2010 at the age of 98 – she retained the blueprints, contracts and photos.
